Fairport, NY Real Estate: Homes for Sale, Neighborhoods & a Local's Guide
I'm Drew Hannan, and Fairport is home. I walk the canal path, take my daughters for ice cream at Moonlight Creamery, and hit the Saturday farmers market with my family. When you buy or sell here with The Hannan Team, you're working with people who actually live the Fairport life — not just people who drive through it on the way to a showing.
Fairport housing market snapshot
Fairport is the most in-demand ZIP code in New York right now. Realtor.com named 14450 the state's hottest housing market in its 2026 Hottest ZIP Codes report, and the numbers back it up:

What that means for you: sellers who price and prepare well are still seeing strong offers. Buyers need to be ready to move — fully pre-approved, clear on their top number, and working with an agent who hears about homes early. Things are starting to cool slightly from the frenzy of the last few years, which is exactly when local pricing knowledge matters most.

Village of Fairport vs. Town of Perinton
This trips up a lot of buyers. The 14450 "Fairport" mailing address covers two different things:
The Village of Fairport
The historic heart of town along the Erie Canal. Walkable streets, older homes with character, and Main Street shops, restaurants and the lift bridge right around the corner. Village homeowners pay a village tax on top of town, county and school taxes — and in exchange get village services like their own police and public works.
The Town of Perinton
Everything around the village that still has a Fairport address. Mostly suburban neighborhoods built from the 1950s through today, bigger yards, and more newer construction. Perinton is known for its trails and parks — the Crescent Trail alone runs through much of the town.
Fairport neighborhoods at a glance
The Village
Victorian and early-1900s homes, sidewalks everywhere, and a five-minute walk to the canal, the Cannery and Saturday market. Great for people who want to leave the car in the driveway.
Bushnell's Basin
The southwest corner near the Pittsford line, right on the canal. Easy access to I-490 and home to the historic Richardson's Canal House.
Egypt
The eastern side of Perinton toward Victor. More land, more space between neighbors, and a quieter, country feel while still in Fairport schools.
Perinton subdivisions
Classic colonials, split-levels and ranches in established neighborhoods with sidewalks, cul-de-sacs and school bus stops. This is where most Fairport families end up.
Fairport schools
For a lot of families, Fairport Central School District is the reason they move here. The district includes:
- Elementary: Brooks Hill (K–5), Jefferson Avenue (K–5), Dudley (K–2) and Northside (3–5)
- Middle: Johanna Perrin (6–8) and Martha Brown (6–8)
- High school: Fairport High School (9–12)
Not every Fairport address goes to Fairport schools — a few edges of the 14450 ZIP code fall into neighboring districts. We always confirm the school district for a specific home before you make an offer.

People come here for the schools and stay because of the lifestyle. A few more of my family's favorites:
- The Erie Canal path for walks, runs and bike rides — and the lift bridge at night.
- The Fairport Lift Bridge, built in 1914. No two angles on it are the same, and it was reportedly featured in Ripley's Believe It or Not!
- Canal Days every June, plus festivals and events through the summer and fall.
- The Cannery, with Fairpour and Iron Smoke, plus live music at Fairport Brewing.
- Moonlight Creamery, the Fairport Farmers Market, and the Fairport Public Library.
- About 20 minutes to downtown Rochester, with easy access to I-490.
